These terms govern your use of bdlandmark.com. By browsing the site, creating an account or posting a listing, you accept them. If you do not accept them, please do not use the site.

1. What BD Landmark is

BD Landmark is an online platform where property owners, brokers, agencies and developers publish property listings, and where buyers and tenants browse them.

We are not a real estate agency. We do not own, sell, let, inspect or manage any property listed here. We are not a party to any agreement you reach with another user, and we take no commission from any transaction.

2. Your account

• You must be at least 18 years old to create an account.
• Give accurate information. A working contact number is required.
• Your WhatsApp number serves as your password. Keep it private, and tell us at once if you believe someone else has access to your account.
• You are responsible for everything done through your account.
• One person, one account. Creating multiple accounts to publish the same property repeatedly is not allowed.

3. Posting a listing

3.1 What you must be able to say

By publishing a listing, you confirm that:

• You own the property, or you are authorised by the owner to advertise it
• The details you have entered are accurate — size, floor, price, rent, location and facilities
• The photographs are of that property, and you have the right to publish them
• The property is genuinely available

3.2 What is not allowed

• Properties that do not exist, or that are already sold or rented
• Prices stated far below the real figure in order to attract calls
• Photographs taken from another listing, another website or another property
• The same property posted repeatedly to stay at the top of the list
• Requests for advance payment, security deposits or “booking money” before a viewing
• Demands for money to view a property
• Any listing that discriminates on the basis of religion, ethnicity, gender or disability
• Anything unlawful under the laws of Bangladesh

3.3 What we may do

We may edit, hold back or remove any listing, and suspend or close any account, where we believe these terms have been broken. For clear cases — a fake listing, a stolen photograph, a demand for advance money — we act without prior notice.

4. Listings collected from public sources

Some listings here are collected from publicly posted property advertisements, including public Facebook groups, and are published with a link back to the original post. If your advertisement appears here and you want it removed, tell us and we will take it down.

5. Contacting other users

Contact numbers on this site are published so that interested buyers and tenants can reach the advertiser about that property. Using them for marketing, bulk messaging, or any purpose other than enquiring about the property is not allowed, and will cost you your account.

6. Verify before you pay

This is the most important paragraph on this page.

We do not verify ownership documents, title deeds, RAJUK approvals, occupancy certificates or the identity of advertisers. A listing appearing on BD Landmark is not a statement by us that the property is genuine, that the advertiser owns it, or that the price is fair.

Before you pay anything to anyone:

1. Visit the property in person
2. Ask for the original ownership documents and have them examined by a lawyer
3. Confirm the building’s approval status with RAJUK where applicable
4. Never send advance money to someone you have not met at the property
5. Put every agreement in writing

If an advertiser asks for money before you have seen the property, treat it as fraud. Please also report it to us.

7. Our content

The design, layout, logo and software of this site belong to BD Landmark. Do not copy them, and do not extract our listings in bulk by automated means without our written permission.

The listings themselves — text and photographs — remain yours. By publishing them here, you give us permission to display, resize and distribute them on this site and in our own promotion of it. You can withdraw that permission by deleting the listing.

8. Availability

We try to keep the site running at all times, but we do not guarantee uninterrupted service. Maintenance, hosting failures and network problems happen. We will not be liable for loss caused by the site being unavailable.

9. Limits of our liability

To the fullest extent permitted by the law of Bangladesh:

• The site is provided as it is, without warranty of any kind
• We are not liable for the accuracy of any listing
• We are not liable for any loss arising out of a transaction between users, including fraud, misrepresentation or a dispute over a property
• We are not liable for indirect or consequential loss

Nothing here excludes a liability that cannot lawfully be excluded.

10. Closing your account

You may delete your account at any time from your account settings. We may close an account that breaks these terms. In either case your listings are removed from public view.

11. Governing law

These terms are governed by the laws of Bangladesh. Disputes fall within the jurisdiction of the courts of Dhaka.

12. Changes to these terms

We may update these terms. The date at the top shows when they last changed. Continuing to use the site after a change means you accept the updated terms.
